Adjacent to the mega-development, Queens West, the Hunters Point Community
offers city smart developers an opportunity to capitalize upon location, availability and
consumer interest. The Hunters Point Community Development Corporation offers to
assist interested builders and developers in locating the best location for construction of
apartment housing and commercial back office space new stock. Hunters Point is one
subway stop from the East side of mid-Manhattan on the Number 7, E and F lines.
Hunters Point has two Long Island Rail Road terminus, the Queens Mid-Town Tunnel, and
the Queens Borough Bridge and multiple bus routes through the community as access.
Location: Hunters Point is located in the extreme south western corner of
Queens County bounded by the East River, Newtown Creek and the Queens Borough
Bridge (South). The area is older than most of New York City. Named for Captain Hunter
the community absorbed the Van Alst farm as it grew northward and thrived in 1825. In
1869 Hunters Point was annexed by Long Island City. In the early 1894 New York City
expanded to include Long Island City and Hunters Point. The 1890's complexion has
carried forward into 1994. As one reads periodicals such as Crain's, the New York Times
Business Section and City Limits, he cannot help but realize our theme, "It's Happening in
Hunters Point."
Availability: Hunters Point is home to under utilized warehouses and factories that
are victim to the migration of manufacturing industries away from the high tax rates of New
York City. Under current City Planning zoning regulations, Hunters Point appears to be
warehoused for a future eastward expansion of the Queens West Development. It is
appropriate for resourceful developers to involve their businesses in a melding of the local
community with the in process mega-project by bridging the need for medium income
apartments and back office spaces. At present at least thirty parcels could become home
to low rise (5-10 story) and medium height (10-20 story) apartment buildings. Commercial
developers have the opportunity to expand some ten large parcels to meet back office
needs at lower rents than attainable in Manhattan.
Consumer Interest: Hunters Point is home to more than thirty restaurants.
Traffic from and to Long Island and Central/Eastern Queens passes through Hunters Point.
Manhattanites tired of big city congestion visit Hunters Point on weekends to dine and sight
see. Hunters Point has 93 resident artists and numerous studios. Walking and
commercial bus tours for tourists are common on our streets. As Queens West is
implemented interest in other development opportunities in Hunters Point are stimulated.
Rumor has it that three agencies within the United Nations complex in Manhattan
are destined for relocation to Hunters Point. UN employees visit the Hunters Point CDC
office seeking apartments in preparation for the potential move. Now is the time to
consider why your organization should involve itself in the growth of Hunters Point.
Profit accrues to risk takers. Hunters Point is a good investment for limited risk and
